I’m building PropXchain - a platform that puts UK property transactions on the Internet Computer. Before I go down the NNS funding route, I’d really value some honest feedback from the community.
What’s the problem?
UK property transactions are honestly a mess. You’ve got solicitors, estate agents, mortgage brokers, and buyers/sellers all working off different spreadsheets and emails. Nobody knows what’s actually happening. Transactions fall through because someone forgot to chase a form. It takes months when it should take weeks.
The kicker? There’s zero accountability. When something goes wrong, everyone points fingers because there’s no single source of truth about who did what and when.
Why ICP?
I looked at other blockchains but ICP kept ticking boxes the others couldn’t:
Internet Identity - This one’s huge. UK property transactions involve real people with real money. They’re not crypto-native. They won’t touch MetaMask. Internet Identity gives us proper authentication without asking grandma to manage seed phrases.
On-chain audit trail - Everything that happens in a transaction gets recorded immutably. Who uploaded which document, when they did it, what Oscar AI found when it scanned the legal forms. When things go pear-shaped (and in property, they often do), we’ve got receipts.
For settlements - Property deposits and payments will hopefully be done with ShieldPay, verifiable by all parties. No more “the cheque’s in the post” nonsense.
Canister architecture - The whole platform runs on canisters. Front-end, back-end, document verification, the lot. It’s properly decentralised, not just blockchain-flavoured Web2.
What’s built so far?
We’ve got a working beta:
- Transaction management (buyers, sellers, solicitors, agents all in one place)
- Document upload with on-chain hash verification (GDPR-compliant - only hashes on-chain)
- Oscar AI - scans legal forms (TA6, TA7, etc.) and flags issues automatically
- Real-time status tracking for everyone involved
- Property intelligence (flood risk, planning applications, price history from UK gov data)
- It’s live, it works, and we’re onboarding the first pilot users now.
What I’m asking

I’m planning to submit an NNS proposal for development funding to scale this properly. But before I do that, I want to make sure I’m not missing something obvious or building in a way that doesn’t fit with how the ICP community thinks these things should work.

Is there a better approach than NNS motion proposals for this stage (beta with early users)?

Are there other ICP projects in the legal/property space I should be talking to?

Any glaring technical concerns about putting sensitive property data on-chain (even as hashes)?

Appreciate any thoughts - particularly the critical ones. Much rather find out what I’ve missed now than after submitting a proposal.
